Looking for a Great Investment? Invest in the Exciting Financial District!

Financial District Condos are Close to Everything

If you’re definition of living is ‘work, play, culture’ then prebuild condos in Toronto’s Financial District are the perfect investment. Toronto’s downtown is compact, and the financial district is immediately adjacent to the Entertainment District, with its varied nightlife. It’s also close to the city’s waterfront and major sports facilities. With those attributes, prebuild condos also offer investors a guaranteed rental market, as well as increasing property values.

One condominium underway in the area boasts a 100/100 Walk and Transit score. Focussing squarely on a young demographic, it offers a fully equipped gym, reflecting pool, swimming pool, co-working lounge, relaxing lounge – and premium retail at the podium level.  The location, at Peter and Adelaide Streets, is steps from the Rogers Centre, as well as many of the city’s best nightclubs and theatres. The financial district is within easy walking or transit distance, as well as many of the city’s other major employers, including the hospital and research centres along University Avenue, and both Ryerson University and U of T. The project’s units range from bachelors to two bedroom plus dens – and are appealing to both live-in buyers and investors.

Investment in the Toronto Market

A condo with a prime location is your best assurance that, if your short or long term goal is renting it, that the unit will not go vacant. Purchasing in the centre of the city does mean paying a higher price per square foot than in the suburbs – but it also can get a return in higher rents. As a landlord, owning and renting a condo unit is easier; management of the building is governed by a Board of Directors, who will employ a managing company that oversees caretaking and security.

Furthermore, the resale potential of a condo in the financial or other downtown districts is higher. The Toronto Real Estate Board keeps a monthly market watch on sale prices; your condo real estate agent will also have access to the history of sale prices in the area.

The biggest drawback of investing in a prebuild downtown condominium is probably the Land Transfer Tax, which is higher than in the GTA suburbs. TREB also maintains a very useful Land Transfer Tax calculator.

Where a Good Real Estate Agent Comes In...

The above pluses – and concerns – with investing in downtown Toronto real estate should not be construed that it is an "easy” market. It’s not. The business of buying a condo can be frenzied, highly-stressful – and complex. It is absolutely necessary to have an experienced professional handling your file.

Everyone has their " favourite” real estate agent but the one who is perfect for someone buying property in cottage country – or a suburban single family residence – is not the best candidate to shepherd your search and purchase of a downtown prebuild condo. It requires a different set of skills, knowledge of the area, and its history of condo sales.  Look for that experience and don’t be reticent about asking for references. Ultimately, your gut instinct will guide you – in addition to the paper qualifications, you need an agent who listens to you, and understands your investing goals.
